Can I Check-in Early?
N0, because our door codes are time sensitive, the unit will not be available until 4:00pm. Also, our units have to be cleaned from previous guest and must be verified before our new guest arrive. We do make considerations on a first come first serve bases to allow early check-ins and late check-outs if the room is available. With that said, we encourage guest to have alternate plans in case a delay occurs. especially if you have infants, special needs, expecting mother, or elderly accompanying guest. There is many tourist attractions, restaurants you can visit while enjoyment your wait.
When do I receive my key-code?
We email door codes three (3) days before arrival, after you confirm your reservations, completed necessary documents and have paid in-full.
How do I make a reservation?
On our website here. If you book directly, you save all those extra fees charged by other booking sites. You can look at any of our accommodations and click the availability button and then click book now. You can make a reservation or an inquiry via our website or call our helpful reservations team at 850-890-1452. Booking deposit is only 50% and balance will be due 14 days prior to arrival. You will receive an email requesting balance be paid 15 days of your reservation date. (be sure to review our cancellation policy)
Do we have to go to the office for check-in?
NO, after full payment has been made, we will contact you via email with driving directions and access codes prior to arrival. We register our guests prior to arrival via an electronic agreement, once this is processed you will be sent check-in details normally 3 days prior to arrival. Reservations through third party agents will have different arrival instructions. If your arrival date is within 30 days, then there is specific check in details to follow and this will require to check in at the office in person to show the ID and credit card used.
What is the check-in and check-out times?
Our check-in time is 4:00 pm or later (no exceptions unless agreed upon for early check-in, additional fees will apply) and check out is by 10:00 am (no exceptions unless agreed upon for late check-out, additional fees will apply). Early check-in and late check-outs are not a request that can be guaranteed, as it is based on availability. Please phone our office to inquire on availability of your request. For stay extensions, please phone our office at your earliest opportunity to check on availability. Charges will apply.
What are your office hours?
Local Office hours 10:00 am – 4:00 pm 5 days a week. Customer Service agents are available by phone 24-hours, 7-days a week.

What is your cancellation policy?
- 100% refund of amount paid if you cancel at least 30 days before check-in.
- 50% refund of amount paid (minus the service fee) if you cancel at least 14 days before check-in.
- No refund if you cancel less than 14 days before check-in.
Do you have WIFI?
YES, all of our guest enjoy free wifi.
Are the pools heated?
NO, None of our rooms at any of our locations offer heated pools. Please note: Temps below 55 degrees will halt the operation of electric pool heaters, which are commonly installed in Florida. There are no refunds for cold temperatures.
Do you allow pets?
We have pet friendly rooms but you must check availability before making a reservation. Pet fees are $75.00 per pet and is non-refundable.
How close are local attractions?
All of our locations are minutes way from restaurants, shopping, golf course, mini golf and lots of fun attractions.
What should we bring?
Our vacation rentals in Panama City Beach are equipped with towels, sheets, dish towels, blankets, shampoo & conditioner, two rolls of toilet tissue per bathroom, one roll of paper towels, two small bar of soap per bathroom, trash liners, two dish tabs for units with dishwashers, a well-equipped kitchen including silverware, dinnerware and basic cookware. None of our one bedroom offer dishwashers. Guests should bring their own personal hygiene items, including beach towels, laundry supplies and personal items. If you forget something, items can be purchased at nearby shops. (Major retailers offer travel size products for your convenience)
Are the rooms non-smoking?
Yes, in accordance with state law, all of our vacation rentals are non-smoking. Smoking is only permitted outside in designated areas. Please use our butt cans and trash cans located in these areas. Any type of smoking is prohibited. This includes: vaping, cigars, cigarettes, or marijuana.
Do you have an emergency line in case there are any issues?
Yes, we have an emergency line available 24 hours for major emergencies only (850-890-1452). If your issue can wait until the next business day kindly call us during business hours. Our staff @ Boscos Beach answers this phone so we ask for consideration with issues that can be handled the next day.
A day at the Beach
If you’re planning a day at the beach, it’s important to pay attention to the warning flags that are flying. These flags provide important information about the water conditions and potential hazards, so you can make an informed decision about whether or not to enter the water.
- Double red flag indicates that the water is closed to public use.
- Single red flag means there are high hazards such as strong surf or currents.
- Yellow flag indicates medium hazard with light surf or currents.
- Green flag means low hazard with calm conditions.
Finally, purple flags mean be aware of jellyfish, stingrays, and dangerous fish in the area. Always make yourself aware of color flag changes while having a safe and enjoyable day at the beach!
